Short answer: if your real estate campaign generates leads but no bookings in Pakistan, the problem is almost never the ad budget. It is usually that the campaign is optimised for cheap leads instead of qualified buyers, WhatsApp enquiries are answered too slowly, or there is no tracking connecting bookings back to ads. Qualified residential property leads in Pakistan cost PKR 800–3,000 — if yours cost far less, the campaign is finding the wrong people.
A developer running a serious monthly campaign on Meta and Google is not short of leads. They are short of buyers. This is the pattern we see repeatedly when we audit real estate ad accounts in Pakistan, and almost none of it is fixed by spending more.
If you are launching a housing society, apartment project or plot file and the numbers are not adding up, here is what usually goes wrong.
Why Am I Getting Real Estate Leads But No Sales?
This is the most common question we hear from Pakistani developers, and the answer is usually that your campaign is doing exactly what it was told to do — just not what you wanted.
Meta delivers what you optimise for. Ask for lead form submissions and it finds people who fill in forms, which is not the same audience as people who can arrange millions for a plot file.
Cheap leads are the most expensive mistake in Pakistani real estate marketing. A campaign producing enquiries at PKR 300 looks excellent in a monthly report and produces almost nothing in bookings, because it has found the audience most willing to type their number and least able to buy.
What Is a Realistic Cost Per Lead for Real Estate in Pakistan?
Qualified residential property leads typically cost between PKR 800 and PKR 3,000. Commercial property runs PKR 2,000 to PKR 6,000, because the audience is narrower and the deal value higher.
If your reported cost per lead sits far below those ranges, the campaign is not beating the market. It is finding people who were never going to buy. The number that actually matters is cost per booking — a PKR 3,000 lead that converts beats a PKR 400 lead that never answers the phone.
How Fast Should You Respond to a Property Enquiry?
Within minutes, not hours. Property enquiries in Pakistan arrive on WhatsApp, usually in the evening, and go cold fast. A buyer enquiring about three projects will engage seriously with whichever sales team replies first.
We have audited accounts where the media buying was competent and the average response time was over six hours. No budget increase fixes that. For most developers, the single highest-return change available is not a new campaign — it is a WhatsApp response process with someone accountable for it in the evenings and at weekends.
Should Each Project Have Its Own Campaign?
Yes, when the projects target different buyers or price points. A commercial plot in a business district and a two-bed apartment for a first-time buyer are different products sold to different people. Running them in one campaign means Meta averages the audiences and both underperform.
Multi-project developers and housing societies need separate campaign structures per project, with separate budgets, creative and reporting. It costs more to manage — and it means you can finally see which project is genuinely selling rather than which one the algorithm happened to favour.
How Do You Track Which Ad Produced a Booking?
Ask most developers which campaign produced last month's bookings and the answer is a guess. Without conversion tracking connected to your CRM, marketing decisions get made on lead counts — which, as above, is the wrong number.
Proper tracking means Meta Pixel and the Conversions API installed and tested, GA4 configured, WhatsApp enquiries tagged by source, and bookings fed back so the platform learns to find buyers rather than form fillers. This is unglamorous work and it changes results more than creative does.
How Do You Reach Overseas Pakistani Property Buyers?
With their own campaigns, budget and creative — never as an add-on to a domestic campaign.
For many Pakistani projects the highest-value buyers are overseas Pakistanis in the UK and UAE, frequently paying in full rather than on instalment. They also cost considerably more to reach, because you are bidding in a Tier 1 auction rather than a Pakistani one. Running them inside a domestic campaign means either overpaying for local reach or being priced out of the overseas auction entirely.
What Should Real Estate Ad Creative Actually Show?
Renders and drone footage are necessary but not sufficient. What moves a serious buyer is the information they need to decide: payment plan, possession timeline, approval status, and location relative to where they work.
The projects that sell fastest in our experience are the ones whose ads answer the buyer's real question — can I afford this, when do I get it, is it legitimate — rather than the question the marketing team wanted to answer.
What a Serious Project Launch Requires
- Tracking before spend. Pixel, Conversions API, GA4 and WhatsApp attribution installed and tested before the first rupee goes out.
- Separate campaigns per project and per buyer type, with independent budgets and reporting.
- A qualification layer — budget and timeline questions in the enquiry flow, so your sales team spends its hours on buyers.
- A response standard with someone accountable, covering evenings and weekends when property enquiries actually arrive.
- Reporting on bookings, not leads. If the monthly report leads with lead volume, it is measuring the wrong thing.
What Does Real Estate Marketing Cost in Pakistan?
Our service charges start from PKR 40,000 per month. Advertising spend is separate and paid directly to Meta or Google from your own account — we never run campaigns from ours, so your audiences, pixel history and campaign data always remain yours.
What you should put behind the ads depends on your project type, city, competition and how many projects you are running. We will give you a realistic figure alongside a lead forecast once we know what you are launching. See our 2026 PKR price guide.
Frequently Asked Questions
Why are my Facebook ads not working for real estate in Pakistan?
Usually one of three reasons: the campaign is optimised for cheap leads rather than qualified buyers, response times are too slow, or there is no qualification in the enquiry flow so your sales team is working through people who were never going to buy.
How much should a developer spend on marketing a project?
It depends on your project type, city and how competitive your market is — a single plot file and a multi-tower launch are not comparable. Any agency quoting a figure before asking those questions is guessing. Tell us what you are launching and we will give you a realistic number alongside a lead forecast.
Is Meta or Google better for selling property in Pakistan?
Both, for different jobs. Meta creates demand and generates volume; Google captures people already searching for plots or apartments in a specific area. Most serious launches run both, with Google carrying the higher-intent traffic and Meta carrying reach.
How long before a launch campaign produces bookings?
Enquiries typically start within 24–72 hours on Meta. Bookings depend on your sales cycle — for plot files and apartments in Pakistan this is usually weeks rather than days, which is exactly why attribution matters. Without it you cannot tell which of last month's spend produced this month's booking.
Should housing societies market differently from individual projects?
Yes. A society is selling a location and a lifestyle over years; an individual project is selling a specific unit on a specific timeline. They need different creative, different campaign lifespans and different success metrics.
We already have an agency — can you review what they are doing?
Yes. Send us access and we will tell you what we find, including if the answer is that your current setup is working and you do not need us.
